First, look at the outside of your home, also called your curb appeal. Examine the outside of your house from the view of a passerby. What jumps out at you? What wonderful features seem waiting to be noticed?
Understanding this helps us to choose what steps we can take to attract buyers from the street and into your house. If your home's exterior isn't up to par with retouched paint and blooming greenery we'll need to tackle those as well. Refer to the Curb Appeal Checklist and elevate your house's final selling price.

Make yourself at home...
Can buyers picture themselves lounging in your living space, unwinding in your spa tub or getting work done in your home office? I want your Open House to welcome buyers and give them a sense of easy living. I'll help you accomplish this by recommending small improvements that enhance the features of your house.
I'll help you eliminate things that give the appearance of clutter. Surface areas like tables, desks and counters should be cleared off. Arts and crafts, souvenirs, family photos, and kids' works of art should get stored away too. You need to "generalize" the home so buyers can imagine it as their new house.
I'll review each room of your home. Changes that directly impact your dollars include easy-to-fix items like pieces of furniture that should be rearranged, rooms that need new paint, carpet that needs to be replaced, fixtures that need polishing, and windows that need cleaning.
With me by your side, you'll know that your home has mass appeal and that it's comfortable, avoiding "offensive" or "can't-work-with" shades on the walls and furniture. And if the house is vacant, you can try borrowing furnishings. The goal is for your home to look lived in as opposed to vacated.

Setting the Stage
At every showing, we want to capture buyers' attention.
Dark living areas can be a real mood killer, so we'll do things like part the curtains and create light where needed to show off your home. Together we'll enhance the mood of the house with enjoyable music playing lightly and ensure a delightful scent circulates room-to-room. We'll incorporate cozy-looking throws, and pillows on your love seat and bed. We want buyers to feel like your home is their future home.
